The Proposed Development

The proposed development on the site has been informed by a constraints-led masterplanning exercise while also meeting the specific requirements of the Newark and Sherwood’s Development Plan policies.

When assessed against the policies and considering the Districts lack of 5 year housing land supply the site is considered sustainable and suitable for development. The proposal therefore presents the opportunity to support the existing strong and cohesive community of Collingham through additional housing, public open space and management of the landscape.

The concept masterplan (shown below), shows that the proposed development will provide public open space to be used by future residents and the wider community, will retain trees and hedgerows, plant additional foliage and retain the public right of way through the site. The extent of the residential development will remain entirely within the built-up area of Collingham to avoid excessive encroachment on the countryside.

Key elements of the proposal include:

  • Provision up to 40 dwellings including the provision of affordable homes.
  • Creation of open spaces in the form of natural and amenity green spaces including a Locally Equipped Area for Play.
  • Retention and enhancement of existing tree groups to provide structure, character and enhanced ecological value.
  • Provision of 10% biodiversity net gain on site.
  • Increased access for pedestrian and cycle links off Oaklands and Nursery Close with the existing public right of way through the site being retained.
  • Vehicle connectivity from Dykes End into the A1133 and wider area of Collingham with sufficient parking in line with design standards.
  • Addition of a Sustainable Drainage System and pumping station which will improve the resilience of the wider area to flooding.
  • Inform view corridors and incorporate edge treatments, ensuring the proposal respects local heritage and reinforces village character and adjacent conservation area.

The Benefits of the Proposed Developments


  • The residential proposal at Land Off Dykes and Oaklands will provide around 40 dwellings including a mixture of affordable and market homes of varying sizes for the whole community.
  • The provision of a good level of useable public open space alongside a children’s play area. The proposal will also seek to retain and enhance the existing vegetation and tree canopies where achievable.
  • The proposal will also provide contributions to local services and facilities to mitigate its impact, such as, for local schools or mitigations to the highway network.
  • The proposal will be supported by a comprehensive landscape scheme which will demonstrate how the site will deliver new tree planting, recreation provision and public open space. The proposals seek to retain and enhance the natural landscape buffers through additional planting and support a 10% biodiversity net gain.
  • The proposal will stimulate the local economy through the additional spending from both the construction itself within local supply chains as well as that of future residents of the housing site on the local services and facilities of Collingham.
  • Provide a high quality landscaped green edge and water feature to the east of Collingham which will soften the impact of the development upon the countryside.
